En chantier depuis juin, l’îlot K à Lyon, réunissant bureaux, logements, commerces et parking, a déjà reçu plusieurs distinctions dont la Pyramide du Prix de l’Innovation 2013. L’Atelier Vera & Barrand Architectes nous présente leur méthode de conception qu’ils ont partagé avec le promoteur Nacarat.
L’îlot K occupe une place particulière dans la géographie et dans la temporalité de l’aménagement du projet de la Confluence, à Lyon. Dernier bastion de la phase 1, en contact direct avec la ville historique et les îlots dits « de Perrache », il est conçu comme un tout, de manière continue, pour tester de nouvelles règles d’urbanisme, de développement durable et de mixité verticale.
Sa conception se rapproche à la fois de la recherche, du laboratoire et du workshop. Il est la préfiguration d’une autre façon de concevoir la ville, plus collaborative et plus interactive. Il intègre une distribution différente du rôle des acteurs de l’aménagement qui oblige à revisiter toutes les composantes du processus de fabrication du projet.
La démarche est à l’inverse des mécanismes habituels de conception de l’architecte. Toutes les hypothèses d’aménagement sont constamment réinterrogées et l’avancement du projet se fait par le jeu d’essais / erreurs. Une autre difficulté vient s’ajouter à ce mode opératoire : celle de ne pas céder à la tentation du dessin et de faire évoluer le projet sans lui donner immédiatement d’image architecturale. Animée par la volonté d’innover et de sortir des rangs, il ne s’agit en aucun cas de concevoir un système.
I. Process
Concept
L’îlot K est le fruit d’une démarche innovante, issue de la rencontre entre le promoteur Nacarat et l’Atelier Vera & Barrand Architectes pour développer le concept ex nihilo d’un programme mixte, mélangeant commerces, bureaux, logements et parking silo. L’idée prospective était de faire évoluer les mentalités et les habitudes en imaginant et en testant les capacités de mixité verticale. De l’été 2008 à l’été 2009, par petites touches, le projet mûrit sous forme de réunions et de discussions très libres.
S’envisagent alors de multiples scénarios d’usages, de surfaces, de typologies, de solutions techniques, de systèmes de distribution, de réseaux…La maquette est alors, pour l’atelier, le workshop, l’outil idéal de recherche et de communication.
Du type au prototype, l’opportunité de l’îlot K
Le passage de la recherche théorique à l’insertion dans la ville existante va rendre l’îlot K exceptionnel à plusieurs égards. On peut citer l’originalité de la réponse urbaine et la volonté d’imaginer de nouveaux modes de vie en ville, mais l’aspect le plus exemplaire est d’avoir réinventé une méthode de travail et de nouveaux processus de fabrication du projet. L’îlot K devient alors une charnière dans l’histoire de la Confluence et préfigure l’esprit et le mode opératoire de la phase 2. C’est un laboratoire, à l’échelle 1 et en temps réel.
La méthode employée est le workshop. Réunissant, de juillet 2010 à mars 2011 tous les experts concernés, il favorise un travail en groupe, interactif. Les acteurs assistent en direct au projet en train de se faire. Le groupe de travail rassemble le maître d’ouvrage (Nacarat), l’aménageur (SPLA Confluence), les Services Techniques de la Ville de Lyon, le Grand-Lyon, l’architecte urbaniste de la ZAC (Atelier Ruelle), l’AMO HQE Tribu, les Architectes des Bâtiments de France, Voies Ferrées de France, SNCF, les bureaux d’études (Batiserf, INEX et EGIS) et l’équipe de maîtrise d’oeuvre (Benoît Crépet, Yves Moutton et Urbalab) autour de l’Atelier Vera & Barrand Architectes, référent du projet.
L’exercice est périlleux.
Il façonne un projet sans cesse remis en cause. Les acteurs participent à une méthode empirique qui permet par tâtonnements de trouver des solutions qu’ils n’avaient pas imaginées. Le projet n’est pas un objet fini, hermétique à toutes demandes : il se construit par des contraintes et des volontés parfois opposées. L’architecte est le personnage central du workshop. Gardien de l’exigence de la qualité, il évite l’écueil du consensus mou, inhérent au grand nombre d’intervenants et veille à maintenir les idées de départ.
La constitution de l’équipe de maîtrise d’oeuvre et la répartition des projets ne se fait plus comme sur les autres îlots. Auparavant, le découpage de la parcelle anticipait l’attribution aux architectes sous la responsabilité ou non d’un architecte mandataire. Pour l’îlot K, l’architecte coordonnateur est chargé du projet d’ensemble. Il s’entoure de concepteurs proches conceptuellement qui vont intervenir dans le projet.
2. Mixité verticale
Le désir de mixité, véritable credo en terme d’urbanisme aujourd’hui, est issu de deux idées concomitantes : la mutualisation et l’économie de moyens qu’elle engendre, donc la réduction des dépenses, particulièrement en terme d’énergie et l’envie d’une ville diversifiée, changeante et vivante en opposition à la ville «fonctionnelle».
La superposition avec un épannelage varié des programmes de logements, bureaux et activités, commerces, parking en silo est l’essence même du projet. Sa spécificité est d’être conçu comme un tout, dans une même écriture architecturale et « faire de la ville discrète et complexe ». C’est un seul bâtiment dans lequel les volumes ont été sculptés pour optimiser l’introduction de la lumière et, en même temps éviter de priver de soleil la ville existante.
Le rapport à l’histoire est important pour l’îlot K car il est en limite du quartier Sainte Blandine, au nord de la rue Bichat. Pour respecter les gabarits voisins caractéristiques (60m x 80m), il occupe toute sa parcelle et ses façades en bordent les limites. La prise en compte des nuisances, principalement la voie ferrée en bordure Est, a conduit à imaginer un socle épais et des logements éloignés des bruits et de la pollution, orientés pour bénéficier d’un ensoleillement maximum. Les traversées Nord-Sud ont suggéré la création d’un véritable coeur d’îlot avec un jardin suspendu, accessible par deux escaliers généreux.
L’îlot K est composé de six bâtiments de K1 à K6. Le programme en strates se répartit de cette manière : le niveau de rez-de-chaussée couvre l’ensemble de la parcelle et abrite les halls d’entrées, locaux d’activités, les commerces, des locaux techniques, le niveau bas du stationnement. Le premier niveau accueille le jardin suspendu. K1 et K2 abritent des logements sociaux. K3 héberge une partie du silo de stationnement et des bureaux dans les étages supérieurs. K4 loge une partie du silo et des logements sociaux dans les étages supérieurs. K5 et K6 réservent les bureaux dans les étages inférieurs et des logements en accession dans les étages supérieurs.
La démarche environnementale est envisagée plus sous un aspect low-tech que high-tech, moins techno et plus malin.
3. Principes architectoniques
La phase suivante a consisté à définir la matérialité du projet, lui donner de la chair, le dessiner puis le construire. Il fallait passer de la maquette aux principes architectoniques. Deux préalables semblaient incontournables pour les architectes : éviter l’écueil du simplisme par une réponse manichéenne exprimant trop clairement les divers programmes et dessiner un bâtiment qui soit un tout et donne à voir ses différences progressivement.
L’atelier s’est attaché à déterminer des systèmes architectoniques qui puissent être les mêmes dans tous les programmes, avec de légères variations dimensionnelles ou de mises en oeuvre. Ce sont des éléments répétitifs qui concernent les baies, les ouvertures, les composants de structure, l’enveloppe, les menuiseries, les occultations. Cette variabilité va se faire en fonction des programmes mais aussi des secteurs de l’îlot, en fonction de l’ensoleillement et du cadrage des vues entre grand paysage et quartier proche.
Les choix sont directement issus de la culture de l’agence. (L’inséparable héritage de l’histoire propre de chacun et de son corpus est une référence fondamentale.)
L’épaisseur de la façade, d’abord, qui vient d’un rapport cultivé à la matière, et à l’envie de retrouver une minéralité forte de l’architecture, perdue ces derniers temps.
Respecter la vérité des matériaux en n’allant pas contre leur mise en oeuvre dans les règles de l’art de la construction. Cela concerne l’invisible du projet et participe à sa qualité et sa réussite. La forme prend alors autant d’importance que le sens sans devenir le projet formaliste.
