L’agence strasbourgeoise K&+ Architecture Globale a démarré cet été les travaux d’un ensemble de logements à Strasbourg. Ce programme immobilier développé par Alcys a pour particularité d’être l’un des premiers dans la région à viser le label Bâtiment Bas Carbone (BBCA). Totalisant 4853m2 pour un montant de 6 780 000 euros HT, le projet sera livré en décembre 2019.
Contexte et implantation
Le projet s’implante au Sud de Strasbourg, face au parc Schulmeister, le long de la rue du Rhin Tortu. La parcelle de 4 158m2est bordée sur tout son périphérique par des voiries ce qui a permis d’individualiser l’accès de nombreux logements. Le site est principalement entouré de barres étroites de logements collectifs de quatre à six étages. Le quartier du Mainau est donc essentiellement résidentiel avec la présence de quelques commerces de proximités en pied d‘immeuble.
Durant la phase concours du promoteur, deux cabinets d’architectes se sont opposés, Ixo Architecture et K&+ Architecture Globale. Au menu pour les architectes, construire 66 logements, un local commercial avec 83 places de stationnement. De plus, le maitre d’ouvrage, Alcys a demandé de varier les formes urbaines, ainsi que les typologies tout en offrant un ensoleillement optimal.
Composition architecturale de K&+ Architecture Globale
Le projet se décompose en plusieurs entités, deux volumes de 4 et 5 étages viennent occuper les deux extrémités Est et Ouest de la parcelle. La parcelle est ensuite distribuée par une allée piétonne longitudinale qui vient distribuer des maisons mitoyennes et le petit ensemble de logements au centre de celle-ci. Cet axe, vient se prolonger dans le l’immeuble rue du Rhin Tordu afin de distribuer le local vélo et délimiter le commerce qui forme l’angle de la rue.
Interrogés par Actuarchi, les architectes de K&+ Architecture Globale expliquent : « Notre première ambition a été d’offrir un cadre de vie privilégié à tous les futurs habitants, ce qui se traduit notamment par une typologie de logements variés, tous traités avec soin, des orientations optimales, de belles terrasses et de beaux jardins privatifs ».
Ainsi, le jeu de volumétrie se mêlant à la matérialité permet d’individualiser chaque entrée des maisons et du petit immeuble de logement. Côté logement collectif, le travail s’est poursuivi en offrant de grandes terrasses de 10 à 20 m2 offrant la possibilité de profiter aisément de repas en famille en été.
Aménagement paysager
L’aménagement de la parcelle comprend différents types d’aménagements avec différents niveaux d’accès, des jardins privés des maisons à la desserte des logements en passant par l’allée piétonne centrale. Les architectes éclairent : « Le projet EkO2 fait la part belle aux espaces verts, avec pour ambition de transformer cet ensemble en « résidence jardin » et de favoriser une faune et une flore variées. Le volet paysager est caractérisé par les plantations en pleine terre, en cœur d’îlot. Réalisé par la paysagiste Françoise Maire, il reprend le concept architectural, ce qui se traduit par des contrastes de typologies de plantations, de dimensions, de formes, de couleurs ».
Choix techniques et environnementaux
Comme dit en introduction, le projet de logement strasbourgeois EKO2 vise le nouveau label BBCA verte. qui demande en autre 70% d’énergie En outre, d’un point de vue énergétique, le bâtiment vise la RT 2012 -20%, un travail confié au bureau d’études Illios.
Côté enveloppe, les bâtiments collectifs sont construits en béton et en brique BGV Costo de chez Biobric. Les maisons ainsi que les attiques des logements sont en ossature bois avec un bardage en zinc à joints debout de chez VM Zinc.Ces choix structurels s’expliquent par le bilan carbone et les performances acoustiques du système. La répartition des percements suit une trame sobre, avec de fines nuances dans le choix des baies.
